Safety and Regulations

What the rules say about this job, and how a properly built scaffold meets them.

Sloping roofs need scaffold

HSE guidance is that sloping roofs require scaffolding to prevent people or materials falling from the edge, with edge protection at the eaves — to the front and rear on terraced houses.

Ladders are for minutes, not days

HSE only accepts secured ladders and roof ladders for jobs lasting minutes. A re-roof is days of work, which is why no reputable roofer will do one from a ladder.

Every roof is treated as fragile

HSE says all roofs should be treated as fragile until a competent person confirms they are not — another reason the working platform sits at the eaves, not on the roof.

Checked while it is up

A scaffold should be inspected before first use and at least every 7 days after that, and again after bad weather or alteration. We hand over an inspection certificate on every job.

How Long Does It Take?

A typical domestic re-roof takes two to five working days on site once the scaffold is up, so the scaffold is normally in place for two to four weeks to allow for weather and snagging. If the roofers overrun, call us early and we will agree how to extend the hire.

Pricing

A full-perimeter scaffold for a re-roof on a standard semi-detached or detached house in Essex typically costs £1,350–£2,600. If only one slope or elevation needs access, a single-elevation scaffold is typically £650–£1,300. A highway licence, where needed, is an additional cost. Every job is quoted individually after we have assessed it.

Frequently Asked Questions

Typically two to four weeks for a standard domestic re-roof: about a day to erect, two to five working days of roofing, and a margin for weather and snagging. Tell us your roofer's dates and we will plan the hire around them.

Either can. Many roofers ask us directly; homeowners can also book us and pass the details to their roofer. Call 01702 820468 with the address and dates.

If the whole roof is being replaced, access is normally needed at the eaves on every side the roof drains to. If only one slope is being done, a single-elevation scaffold may be enough. We will tell you what the job needs when we assess it.

Yes, with a highway licence. The licence is applied for by the scaffolding contractor; see our guide to scaffold licences for Essex Highways and Southend timescales.

Residential scaffolding in Essex typically costs £400–£900 for a chimney scaffold, £650–£1,300 for a single-elevation scaffold and £1,350–£2,600 for a full roof scaffold on a standard semi-detached or detached house. The final price depends on scaffold size, height, number of elevations, site access, duration and whether a highway licence is required. We provide clear, itemised quotations — call 01702 820468 or use the quote form for a no-obligation price.

Most standard South Essex domestic and commercial jobs are scheduled within 2–5 working days once a quote is approved. Emergency scaffolding for urgent structural or storm-damage situations is prioritised — call 01702 820468 directly for urgent access requirements.
